I see two reasons. For people to move into retirement home they generally have to sell existing home, with slow residential market and falling house prices it is becoming difficult to get good price quickly and in turn is slowing down uptake of units. In addition projected divs are around 4 cents and this market seems to require 10% return to justify risk which suggests a SP of around 10c. However good company and will probably pick up long term (3-4 years?)
