jeff-i did take a bath on vpg,mof i made money on,i am sure it is a good long term investment,some of the others with high gearing and dependant on improvements to value add and onsell as a cash churn ,well frankly given their gearing and medium term outlook of degraded valuations its not a good look,mof appears somewhat more conservative,and who knows its all relative i may well be a short term holder,given its current position that will be shortly
