You might be right. If you have a longer view then why sell? Yet we still are seeing sales and sales that are based on higher cap rates.
Fund managers are selling because a number of them need to sell. They are geared up and close to breaching their mandates or very close to breaching their loan covenants.
The other problem is that waiting for prices to rise again is risky. What if prices fall another 10% over the next 12 months?
