Its a reit , the whole reason reits get the tax break is they have to div out almost all the cashflow the properties generate, they do not have the option of skipping a div, The fact all the cash is paid out then keeps the price tight to the value of the assets as the shareholders will always get the cash that's generated ....
Having said that it is looking like good value here ...
