Having looked at the prospectus I am unsure whats in it for SOL investors to take a direct route. The Investment by SOL will always be 50% of the project that URB is going to invest in. So the only reason to invest directly is if after analyzing your SOL investment the amount invested in URB indirectly is far less than you would like to invest directly in the concept.
The options in URB are too short a time frame - 1 year... Thats taking a punt on a roulette table if urban renewal is their thing. So from my perspective I am now doubtful whether I will take up shares at this stage. I really dont know why SOL is going this route - I think its to give Pitt Street property management direct access to invest in their opportunities...
May well sit on the sidelines for 6 months and decide then.
