    It aint that convoluted.

    The stock price got hammered way way past its armaggedon real estate valuation and the thinking buyers
    (eg Sumatomo and others) kept taking the cheap stuff until it all ran out.

    Then it bounced.

    and/or

    Macquarie is on the verge of doing a deal to restore value (like unloading the US portfolio) and sections of the market have got a sniff.
