If it is agri based property exposure you are after with low risk the best leverage that exists in the Australian equities market is AAC.
I am yet to see an agricultural property trust list (surprising given the global food boom that has begun in earnest) despite the massive amount of private equity that is heading into the sector, almost unbeknowns to the ASX.
These companies focused on high risk crops because of MIS advantages really pooor leverage to an agricultural boom in both commodities and land prices. Whats going to happen to irrigation land that has its water allocations removed, bearing in mind where they irrigate it never has ever rained much.
