Yes saw that one @Adamcz There have been a few of those personal guesstimates in the UK at least, but I take it as one man's inexperienced stab at something very complicated, so could be way out. Many factors to be taken into consideration for a professional valuation so I'm not taking that one too seriously. I've seen another similar attempt a fair bit lower, so unless there's a pro out there who wants to give their opinion, I'm staying open minded.
