Yes I did see Satterley’s comments and they were very sober reading indeed.
The current Vic Premier, Daniel Andrews wants the current level of immigration to remain. Victoria has an incredible growth rate here, groaning under a weight of new residents. That will ultimately underpin first home buyer demand and first time upgrades, clearly VLW target market.

Qld is also doing relatively better in the employment stakes too.

We are protected to some extent with 10% deposits forfeited on contracts not settled. I did a skirt through Gumtree to see what blocks of land were available and was alittle surprised at the quantity.Obviously a lot of get rich types caught out by the sudden demand reversal and consequent negative price adjustments.

I am happy to ride out especially with VLW moving into realisation mode , deferring large scale broad acre acquisitions for the moment.

Don’t underestimate the Ho Bee Land factor, a takeover offer could be in the wings.

Yes it looks like Share Buy Back has been put on ice.

My keen eye is on settlement of Donnybrook a big profit generator for the next couple of years.

I still think long term we are okay.
