I am pessimistic on property. The good gains have gone and may never return again. The boomers are soon to die out and move from their mega McMansions big time young people either do not have the money, or energy to worship houses. Airbnb has turned every crap hole house with a spare room or shed into short stay accommodation . Governments are taxing anything that makes a profit and council fees, tradies etc eat into any yield. BUT I would buy the biggest dump on the biggest block close to the beach in or close to major cities. Everybody needs a beach house and sometimes the best times of your life have no relationship to how big or luxurious your residence is.
