Im Out AJA following CHC in consolidation process. So that negates my Excessive Ego theory (Or does it, U decide). I sold down half my holdings in CHC as unlike AJA it has doubled in value to my buy price. So a free carry, im happy with that. Mind you I just got latest mini magazine "Investor Focus" (a bit 2 flashy compared to returns there presently offering). Doesnt read exciting to me reiterating this is the bottom of REIT market and onwards and upwards from here. BOQ recently had a profit downgrade mostly surrounding there commercial property concerns. I had a chat with someone on the way to there meeting and a big concern for them was the lack of confidence Property valuers were having valuing commercial real estate atm due to lack of interest of new tenants and the concerns of present leasees with there continuence (obviously not all). If you have any doubts jump in your car and drive around industrial/commercial properties and read the side walk for lease signs. Obviously this could be the perfect bottom of the REIT market and all goes well. But I like banks more atm, b ut hey im no Guru by far. I also got to have a chat with an international coal price negotiator and his confidence in Japan wasnt pleasing. Obviously his expertise wasnt Japanese real estate but he has a better feel for there toal plight than I
