Rent Resume Predication, page-77

I've kept running a sample on Property Manager signed up to SP 40 suburbs from BNE, PER, SYD and MEL. All suburbs are from the inner 10k region. 10 per city

Sourced the data from RNT website section 'find a property agent' my main assumption being that Agents with enhanced advertising as the SP customers. If you view the area its a pretty clear to distinguish each category.

Started this in March, re-sampled in June and re-sampled again today.

Observations:

PER is accounts for 60% of agents in the sample, BNE 13%, MEL 12%, SYD 7% (which has doubled from 3% since last sample)

Within sample coverage of suburbs with agents
PER 100% 10/10
BNE 80% 8/10 - down 1
MEL 70% 7/10 - down 1
SYD 60% 6/10 - Up 3

Growth in PER & SYD and small decline in MEL & BNE. Overall their are 82 agents across the 40 suburbs, which was up 10% from 74 in last sample

11 of the suburbs grew agents since the last sample. 8 (72%) of the growth suburbs were outside of PER.

2 suburbs in BNE and 3 in MEL declined by 1 agent.

The message from this very small sample (+/- 14%) is that that data is pointing in the same direction as the qtrlys and that they are making strides to develop SYD market.

I also observed that most of the agencies would be considered boutique, none of big names where in the sample group. So hopefully management are working on this aspect as well.
