Whilst I understand where you are coming from and think a 'short-term loan' probably little risk, it is the type of risk that should be avoided imo particularly if large amounts are involved.
There is another point about investing 100% of proceeds. I'm not familiar with the Australian CGT rules but the UK rules do not allow carry back of losses. If you trigger a CGT gain and reinvest the total proceeds this close to the end of the tax year, you could find yourself with a big tax bill and orphaned losses if something goes wrong subsequent to 30th June (if the Oz rules are similar). It could be due to external events and temporary. That's no prediction but there are dangers where you put yourself in a position where you may be forced to sell.
