RAD is interest free contribution from residents, and guaranteed by government, which REG uses to pay for loans for development. theoretically, if REG completes current round of developments, they should have very limited loan balance left.
the model will crumble when occupancy start to fall, and residents life expectancy lengthens considerably while financial crisis hits.
