I agree it is difficult to be precise about the upside value of OIP - too many unknowns.
However, we can more accurately assess the limited downside - OIP is trading not far above its cash position. So the EV is tiny; the value of the assets considerably higher, even on very conservative assumptions.
In terms of risk/reward then, the skew is clearly to the upside.
