As I understand your explanation; they bought a block of land and found an asset on it. That asset being the topsoil which they will use themselves. The topsoil is now held as an asset and the increase in asset value is part of their profit. They will never actually sell the topsoil.
So they have made a profit which won't lead to a cashflow but reduce their remediation costs later.
Is that right?
