Please be careful with what you are saying.
Rent rolls are virtually the only asset a real estate agent sells when they sell their business.
Sales don't really command a dollar value, as a sales commission is never guaranteed.
A rent roll goes for $2.50 - $3.50 per dollar of revenue if sold.
The general rule is $100,000 in property management income is worth around $300,000 if sold as an asset.
Rent rolls show their true value when sales go dry. This year may be a fine example of that. Solid fortnightly property management revenue is better then not selling anything at all from a sale of a house, or waiting on a constantly delayed settlement commission.
