I dont think that is quite true. Much of what you say makes sense, but IF a significant portion of private landlords start advertising and managing their properties using rent.com.au - presumably this means a significant portion of the rental market will be solely advertised there. As a full service advertiser, landlords might not bother to advertise on domain, or realestate.com
If we get to this position that means if agents want to start tapping into those renters who are exclusively looking through rent.com.au to find a rental property and it builds significant exclusive traffic, the agents will then have to start listing their properties there as well if they want them to be seen. At this stage i think they can get away with the basic free service for agents. I do think that the private landlord market is the key area of differentiation but time will tell...
