Whilst this is true, there are any number of licensed real estate agents who will list on the (all of) the larger portals for a nominal fee. Even less cost than the $99 listing fee that rent.com.au appear to be wanting to charge.

I guess as someone who self-manages investment properties and tenants, I just don't see the value so am extrapolating it out.

As a private landlord I would love to see would be a fully hosted, end-to-end management tool which could offer advertising, tenant vetting, bond assistance (state based differences would likely be challenging though) , inspection and record keeping, lease templates ,etc.

The clincher is, I am not sure how much I would pay for it! It would very much depend on how good the product was I suppose. Obviously it would have to be significantly less than the commission a professional RE would charge as there is still significant work involved.
