i did things the easy way and sat back and raked in all the rents and capital gains as i was all crossed up and confused, as i wasn't silly enough to start a small business!
i just kept buying rental houses before 'it' took off up here in Brisbane. sure some of the tenants gave me sleepless nights, but i actually enjoyed it and i did manage all my properties myself and even did all my own tax returns, as accountants are a bit overrated.
