    Hi Nick,
    Picked up this thread just today. I am wondering about the overall mood at the Perth presentation, probably quite frosty? Their website puts their annualized dividend @ 7% of current nta whilst ASX puts it at 3.79%. Is it because ALF have included 4c return of capital as dividend? There was also some talk of another 4c return of capital. Is that likely now?

    Any chance of someone like Geoff Wilson taking over or would you suggest bailing out.
