if you want to buy shares cheap, than waiting for the upturn is too late, by the time confidence return to the residential property sector, AVJ will be 60c+ again, and I have missed by shot at buying more AVJ cheaply.

If I want to buy AVJ below 50c or even at 40c which might happen, its only when there is lots of doom and gloom and bad news about the sector everywhere, I know AVJ wont go broke, it been around nearly 100yrs, I would be upset if they keep cutting the divvy, if things get worse they might even get rid of a divvy altogether until things improve, even during the GFC avj managed to pay a divvy.

If AVJ got rid of the divvy altogether I think AVJ would be under 40c for sure.

during the GFC it dropped to 16c and yet it still paid a good divvy.
