magpie--wasnt aware of that,discounted as irrelevant,i just sold down all my holding and re entered at about 50% of my original,somewhat regret doing it but thats the way it goes,now have a much higher risk profile,but the rewards might be commensurate with the risk.think cqo with adrian taylor is very well managed know it doesnt rate as highly as some of the other reits but it sure has plenty of upside the only other is gpt they have lots of cash but then their style of development has more than its share of problems.

so happy to be back not much top worry about in terms of capital risk
