I believe it was always held back because of concerns that interest rates had to go up soon and the property market too overvalued.
But it's a different property proposition and suits the next wave of downsizing.
All metrics are improving steadily each year, it just had to go up at some stage or the value gap was getting further and further. Solid mgmt team, able to deliver on strategies, but also able to change strategic direction if needs be to continue to capture growth.
