History shows that this thing doesn't like over 70c, each time it touches it, it goes back down.

Have a look at the 1o year chart, it was about 9 years ago since this was over 70c.

Management have done a great job in slowly increasing NTA, paying out a suitable and rational 30-40% of NPAT (which has shown to be around 7-10% FF year after year), keeping gearing in check with the sutiable divi payout ratio, increasing earnings year after year and making geographically strategic purchases, while bring in an industry that is ripe to take advantage of the increase in baby boomers and the downsize.

If it can bob over 70c, and hold, chances are it could finally get close to the $1 and NTA with all indicators showing positive momentum.
