The Economist has an article dated Oct 29th 2009-print edition on UK retail. "Shoppers return their habits are changing" Synopsis: .Retail sales up sharply in Oct. esp food and footwear. Outlook Nov even better. source Confed of British Industry. but its patchy. land securities big UK trust- is recommencing retail devt, here and there, and is bullish on retail rents in general. No more "soft" letting deals. .Prime space in lively high streets and shopping centres is now in great demand. centres with one landlord are preferred as they get a good mix of tenants. High streets with too many vacant shops start cahity stores and mobile phome outlets begin to look desolate. These seems to be an irreversible decine in small independent stores in favour of branded chains- and these are migrating to bigger spaces. Air conditioned anmd sheltered shopping cocoons--the malls are pulling the trade.
Comment: Well it looks like they are thirty yers behind us, but heading in the same direction. This is not continental europe but info from there is hard to find in English. Hope it may be an indicator for near future of AEZ tenancies, because the UK has copped it harder than most in W Europe in the GFC, but Spain has been the worst.
