    Hi Ausheds,

    You are right on both counts:

    1. You need to run the numbers; and

    2. My mistake shows the figures will be an improvement on what I inaccurately earlier. My only saviour being it is better to overestimate the costs when doing the figures.

    I'm am closer to getting it right.

    Let you know what I come up with soon.
