All of the surviving SMSF Property Loan products that I have viewed including Liberty, Yellowbrick and Hume all seem to require personal Guarantees from members of the SMSF usually secured by Real Estate held by members of the same fund, with assets providing security held outside of the SMSF. Macquarie facilitated loans with third party Guarantees from Mums and Dads supporting their children. For the life of me (IMO) I find it difficult to comprehend how a Lender would secure and facilitate a transaction that involved multi unrelated SMSF's and non SMSF's in a syndicated or fractionalized loan with all those disparate parties and consequent Guarantees. IMO just looks like spaghetti bolognase to me.
Should be an interesting Pilot. Lets wait for the details
