Hmm, but on the other side the official rate in the UK is now 1% How much of AEZ loans are the basic rate plus an add on? 1.5 or 2.5 on top of 1% is alot less than they were paying when they started. There could be a substantial reduction in interest payments on the loans, which wont hurt the lenders. They get the premium, no matter what the base rate is. So AEZ can reduce rents here and there to maintain high occupancy levels and still maintain cash flow. Even improve it? Im an optimist by nature, despite it all, so look for the flip side. Id like some time to do some more research on this. 4c a share is a basket case price. I dont think AEZ is one of those, but maybe some ratios will be busted with the latest Dec valuations. But its really cashflow you survive on, yes?
