Its very difficult to revalue industrial property at the moment because no one is buying. I think a value based on the yield is best, so that brings me to the notion "are rents about to fall?".
Don't think so, as there are 3 year plus leases still.
After the lease expires, perhaps no increase or a lower rent.
The cost of building is not going down so A grade properties should keep their value.
With interest rates about to go down to <1% in USA gearing will be cheaper!
