i would argue with that,put simply the inflation risk is probably closer than one might think, the recent news on Bloomberg said that even world bank have to pay higher yids for their bond in order to attract the fund due to both government and private entity all compete to issue bonds and chase after funds ~ i do not believe the low interest rate currently is sustainable and interest rate have direct relationship with inflation and if inflation is going up and interest rate is going up on the loan that ever one have to pay on their home, how can the rent and property value go down ?
certainly it probably wont return to prior high in three years time but next decade is wild call to me
