I doubt that any REIT will return to prior highs in the next decade.

1. The banks are forcing them to sell assets.
2. Lack of insto support, and in some cases deliberate destruction by institutional investors is forcing them into discounted dilutive cap raisings.
3. With all this fresh money being minted, and showing up in rampant inflation, I doubt that we will return to prior halcyon low interest rates after the economy recovers.

However, we should see a better SP correlation to the remaining NTA.
