    Hi,
    I would agree that inflation almost inevitable.
    Thus property prices will eventually go up, and value of debt will go down.
    But in association with that interest rates will rise.
    REIT prices are likely to go up in nominal terms.
    Question is, will they go up as much in real terms.
    As well, the last 7 to 8 years there has been an artificially low risk premium for equities in general, which would seem unlikely to return, until collective memories of the gfc have faded.
    That may take a generation.
    I continue to hold a mess of these[at big losses], dont expect them to get near old prices, but they do have potential for returning to nice stable 2 to 3% yields above bond rates, as per early 2000's.
    Even that will produce large capital gains for the cer,mof, iif's of this world[assuming you pick the ones that survive].
