yes it is a spec, we all know that here, and have made some great monies (and lost) from taking a punt here or there...and from my perspective, am willing to risk my cash to see what happens,
...but like you so eloquently stated, we want to see whats really there, so as to see if our hard earned pays off or not, rather than wait and wonder, and help pay off costs associated of board room stouches etc.
