very hard to get a high ROIC
when significant proportion of the company is property related.
but to me it's a trade off
those property holdings will protect during any downturn.
HVN has low intangibles.
I can't control the share price but I can take management to account for long term stewardship.
instead of always looking short term why don't investors look at running 5yr (medium) and 10yr (long term) business metrics
growth in nta, growth in book value, growth in dividends
leverage
etc
given a difficult retail environment this company has been well run
