Even with a sell recommendation, Goldman Sachs has a target of $10.66.
Morningstar Quantitative has a target of $10.74

Yield @7.4% inc franking credits assuming $0 income
Yield allowing for a 45% tax rate is 5.8%
Either of those scenarios is a positive.
