Dredging of waterways has begun as the big Fantasy Island integrated resort project at Wailoaloa on Nadi Bay moves ahead. This includes improving access to a terminal and marina designed as a commercial port catering to tourist transport by boat to and from the many offshore island resorts and to tourism related water sports. The dredging has been contracted to Hall Dredging, the premier company in the field in Fiji. Abbas Ali, the managing director and chief executive of the Fantasy Group, said: “The dredging that is being carried out by Hall is the final step in the process of providing canals and waterways that will both link the different areas in the development and ensure that the residents and commercial operators have a high quality system for their use.”
WATERWAYS
And he says, will make Fantasy Island Development unique in Fiji. The designs for the port terminal are complete and call for a two storey structure with a waterfront walk and extensive marina berths using pontoons. The Terminal Building will have a large space on the ground floor to facilitate passenger transfers, office space and passenger handling desks, shops and a restaurant. The top floor will have rental office space and an international standard restaurant and nightclub/bar. Hall has a long association with Fiji and has been responsible for the dredging of most of the major river systems. They are operating a large capacity dredge that is capable of moving over 700 cubic metres an hour of sand and sediment. This material will be deposited through a long flexible pipe with a large diameter onto the reclaimed land. This will add extra height to the land and the material that is dredged is very fine and compacts quickly to form a solid base. The dredging in the main channel leading from Nadi Bay to the Port area will ensure a minimum depth of three metres at low tide and the channel will be dredged for at least four hundred metres out into Nadi Bay to ensure that approaching vessels do not encounter problems. The main Channel has a width of at least 80 metres for its full length of 500 metres, ensuring room for the largest vessels to pass each other in the channel. The main port basin will be dredged to the same depth. On completion it is expected that there will be only minimal sedimentation, or filling of the channels as there is no flow into the area from any river which could carry silt. All of the service canals off the main channel will also be dredged to allow easy access to the moorings that can be put in place to service each of the residential lots. Directly behind the Terminal is 15 acres of land, zoned commercial, providing 28 blocks ranging in size from 1500 square meters to 800 square metres. Fantasy Island Resort development has been is progress for a number of years. It was always planned as a staged development with basically four separate and distinct areas that would be developed consecutively and each stage would be marketed separately as it was completed. The company is using what was basically unproductive marsh and low sand islands to create a fully integrated tourism precinct that will deliver all the services and amenities such a development will require. It is adjacent to the Denarau Island complex and has a long frontage on Nadi Bay. The whole development is designed around waterways that interconnect and lead to a main channel. This in turn leads out to Nadi Bay. The entrance of the main channel is adjacent to the channel leading to Port Denarau and opens out to a harbour basin, terminal building, wharf facilities and a commercial complex and shipyard. Stage One, an area of land nearest the entrance to the property was started in 1992 completed in 2000, when it was open to the market. Stage none consisted mainly of residential lots, although there are several commercial areas where a resort, gym and other services are located.
GATED COMMUNITY
There are now numerous residences built on this land and all the necessary services are in place. The entire development is a gated community and security to the island is via a 24 hour boom gate checkpoint entrance. All of the civil engineering and land reclamation for the other stages is now complete and the canals are in place. The civil engineering works were carried out using land based equipment and heavy machinery, but the last part of the work is out of reach of such equipment. This is where the company has turned to an expert dredging operation. At the end of the dredging operation, which is expected to take five months, all reclamation, land shaping and canal construction will be completed for the entire development and the creation of the infrastructure for each stage will start upon completion of the dredging works. Work is also proceeding on other facilities such as the sports complex near the resort entrance. There will be adequate parking for members. The whole development is now moving forward quickly. Once the dredging is complete and the roads and other infrastructure is in place, it is expected that there will be a significant number of buildings in progress.
