    FANTASY TAKES SHAPE ON NADI BAY

    Written By : JOHN ROSS . Between pioneering well-developed Denarau island and successfully fast-growing Naisoso island, another resort, marina and residential complex is emerging.
    Fantasy Island is seen as a 200-acre land development strategically located in the centre of the Nadi tourism region on the coast of Nadi Bay.
    Like its neighbours Fantasy evolved from what was once coastal marshland, called Wailoaloa, along Nadi Bay
    Construction of this man-made island started in 1996 with Stage One being completed in 1998 with 76 waterfront residential lots.
    The development has now progressed to Stage Four, a 15-acre resort site with a man-made beach.
    There are now 150 fully-serviced residential lots on Fantasy Island and another 80 waterfront lots under construction as part of its Juxta Beach project.
    An additional 26 beachfront lots will be developed along the coastline facing the ocean, with most already sold.

    ATTRACTING
    INTEREST

    Dick Kirk, of Bayleys Real Estate, says: “Fantasy and Juxta Beach resorts are an exciting development and are attracting many enquiries from local and overseas investors”.
    The older developments have delightful vegetation and strong palm trees and a number of residences have been completed and are occupied.
    Most are owner-occupied but some are investment properties built by overseas owners and rented as executive accommodation.
    The area is a private residential complex protected by a front gate manned by security guards twenty-four hours a day. Currently access from the Queens Highway is on the road that turns at the McDonald’s restauarant towards the Bay.
    The government has approved the building of the new Nadi bypass road, which will initially go from the point where the tramlines cross Denarau Road and will meet the Queens Road at the Daikoku Restaurant.

    NEW ROAD TO
    EASE ACCESS

    This new road will greatly ease the access to the development from either direction.
    The government is working closely with the developer, Fantasy Co Fiji Ltd, to ensure the infrastructure is quickly in place and that the sewerage, water and electricity will be sufficient to meet all future needs.
    The Drainage Board has agreed that a number of drains on the edge of the property would be moved away and consolidated into a single large volume unit.
    The Government has worked closely with the ministries and the Commissioner Western to make sure that the work advances quickly and that all statutory requirements were granted without delay.

    MARINA
    COMPLEX

    The reclamation and ground shaping work is almost complete and the first infrastructure to be built will be a commercial port and marina complex.
    The passenger terminal will be located on an acre and a half of waterfront adjoining the harbour. The terminal building will have a ground floor of three thousand square metres and the first floor will be half that size.
    As well as the terminal space the ground floor will house several rental offices, shops and restaurants and the top floor will have an international standard nightclub and bar/restaurant.
    The marina will be built to international standards with all services such as water for boats, power, sewer, roads, and fuel depot included.
    The harbour will have pontoon moorings and swing moorings and is five acres in size, and the total area of water around the harbour, including canals, is over ten acres.
    The entire area is designed as a commercial port catering to tourist transportation by boat and other sporting activities related to tourism.

    A NEW PORT
    FOR FISHERS

    Behind the large commercial marina is a fishing port for the use of local fishers who are engaged in fishing as a livelihood.
    This will fill a much-needed function, as there is currently no place for these people to conduct their business.
    The area will include a cold storage facility, ice-making equipment, fuelling services, an easily accessible boat storage yard and a workshop for repairs as well as adequate and safe jetty space.
    For bigger boats and yachts there will be a storage and repair yard, which will house services such as mechanical repairs and maintenance facilities.
    The entrance to the marina areas and harbour is from Nadi Bay. The channel has full Environmental Impact Assessment approvals and a licence to dredge the entire channel from the open bay to the Harbour.
    The channel is approximately five hundred metres long, eighty metres wide, with a minimum depth at low tide of three metres. The whole area is covered by a foreshore crown lease for 99 years.

    COMMERCIAL
    SUBDIVISION

    The rest of the 10 acres on which the port facilities will be built are designated as commercial. There will be a total of twenty-eight commercial lots sub-divided into separate titles ranging in size from one thousand five hundred square metres to eight hundred square metres.
    Depending on size and location, the lots will be priced from $175,000 to $350,000 plus VAT.
    The whole project in the Port area will be completed and operational within eighteen months of the commencement of the construction works.
    The entire construction operation will be managed by the development company and contracted to each of the individual companies for each of the specialised areas such as buildings, floating docks, dry docking facility, utilities, jetties, decking, dredging, civil engineering and the subdivision of the lots.
    The professional services will be provided by consultants including, Suresh Maharaj and Associates, Wood and Jepsen, HLB Crosbie and Associates and Bayleys Real Estate.

    INTEREST
    IN HOTELS

    The cost estimates in place are that the construction of stage one will cost almost $3.5 million, for the marina and facilities such as the terminal building will cost an additional $3m.
    The developers are already negotiating with several interested marina operators.
    They say they have good interest from international hotel and resort operators for the large hotel sites on the Nadi Bay beachfront.
    As a significantly completed and occupied residential and resort complex, the whole development is promoted as an attractive opportunity at the centre of the Nadi tourism region.
