    well after AEZ fell I bought it twice and it fell another 10% each time.

    Its normal for the value of yield-producing property entitles to fall as the level of interest rates rise. People seem to have forgotten this. For a given level of rental income, if the level of interest rates rises, then the value of the investment will fall. And this is regardless of any issues such as vacancies, tenant rental defaults, or gearing level of the property entity.
