I am not sure if you talk here about AJA distributions.

If you are, distributions are NOT FRANKED.

In fact, in some years there was a capital gains tax liability, if they sold a property and made capital gain that is the a part of the distribution.
Might be in this year as well.


As for DRP, I am undecided just yet. It would be helpful if they told us what discount if any they planned to give.
