    How did you get ot the 200 units breakeven? At the same time the 50% JV also means land costs aren't burdened onto the FRI debt load as obviously they jsut have to build the thing, admin costs etc. So in a way during bad times it's a better outlook than if we had bought the land.
    I am more concerned with sales of older, less popular units, as it seems the west perth (Aire) and some newer projects are doing ok.

    They are scooping up a few more inner suburb (close to city) band sites, which will eventually be developed, so when I Get the time it would be good to look forward a few years to see where value lies.

    That said, at 82-83c a share, one can't help but think that surely between here and lower, say 60c-80c, there is surely some chance of buying blind in one eye, shutting it, and waking up in 5 years time with a much higher share price, or at least receiving a good 5c DPS each year. THat would require a 50% halving in net profit and payouts to date, which i think is unlikely, but even a 5c dividend is a 6% dividend yield on an 83cent share price. I just can't see how it could get any terribly worse if one has time on their hands to take a position and ride it?

    John Chan certianly thinks so? If i see a few more hundred thousand dollars of shares go through as each weeks/months go by I will probably start the accumulation game myself. I agree though that nothing this year is going to surprise on the upside and suddenly see us surge back to $1+
