Oops... you're right, my mistake. I meant to say p/e of 8 for a no growth stock. 10 would be low growth, 14 medium growth, 18+ high growth.
The reason there is no growth is becuase the basic business model is flawed. The is virtually no organic growth in child care. You cannot cram more children into a room.
The value of the commercial property would appreciate against inflation if there was organic growth as in the McDonalds model which can always pump out more hamburgers.
