Lol yep probs better even decreasing it to say 8 gives off an intrinsic value of about 1.8 or so but rates are still 1.5. I think buffett uses the 10 year bond rate or something like which is just crazy because in Australia that’s about 5 percent or so which gives this an intrinsic value of 3.44 and using us rates of 2 gives it 5 n above which I can’t rven imagine this approaching . If rates stay this low for a while it’s will be interesting to see what happens to asset prices
