another way to think of it, is buying the cheapest house in an expensive neighbour hood, we do some renovating, and then sell that house in a much higher market price.
Use those funds to acquire even more houses, and repeat same. Even buying houses that everyone thought were not available for sale.
the analogy is apt, because our neighbor hood has escalating acreage prices as oil reserves, and drill techniques reveal them.
