You call $168,000 per bed, expensive. What is the right price so that it is not expensive?. What is the value for the buildings? Is the cost of the land expensive? It takes about 5 years to return the capital cost for the bed which is about 20% per annum, I wouldn't ignore that. A 10% return for my investment is more than enough for the current climate, 4%. If you want to get them at $4, it could be a long wait for you. The SP is climbing already, be realistic.
