    Yep NewB, know what you mean. I have been with them since 2006. They were tough times...but it ended up being a very profitable trade when refinanced. I cannot disagree with your scenario of being perenially undervalued. Pror to FY18 the dilemma was its huge property bank to dispose of. It has now done this and at June 30 only 3% of total asssets remain to be exited. It is effectively a pure play retirement business with a stable income base catering to the biggest demographic base in Australia.

    Yes, Mulpha is now a distraction. But when in the past did we have the AOG Board of directors effectively endorsing (and acting) to find ways of closing the value gap...and that includes the Chairman. There appears to be a seriousness of action now.

    Personally I think the AOG model in China is the big attraction and it wouldn't surprise me if Mulpha wants to liquidate its Australian capital base to get into this market. LLC have already activated this opportunity.

    When is the big question.
