Given the buildup in total stock numbers over the past three years a low sales : total stock ratio Vs industry average was to be expected. The psychological damage to retirement ILU lifestyle is however starting to factor in as well I think. It could be that more people are  adopting a short term wait and see approach to see if they can get a better a deal along with ( possibly ) the kids cautioning mum and dad  about the decision to sell the family home etc. However the leading wave of the boomer retirement is building as ILU lifestyle  I believe to be most attractive to the 70+ which is now post war.

Demographics are on AOG's side .. I just wish the dust bowl blowing in from politics would disappear ..
