I think the T/A points to $12 being met easily whenever BOQ goes into a rising trend channel. Investors tend to take a bit off the top above the $12 levels.
The acquisition finance, East Coast property portfolio (NSW/ VIC: Sydney and Melbourne) are huge positives along with the mortgage broker channel, the niche finance streams which command a greater NIM and the branch model are all positives.
Negatives are the Queensland property portfolio (although rumors of the Brisbane apartment collapse may have been overdone and are priced in IMHO) and the Governance, Risk and Compliance failures including those in Vic and those on 4Corners program (u would hope they do not get worse).
