the problem with the whole REIT industry, is that it is now apparent that the shareholders are the ones who get ripped off.
The managers, responsible entities, banks and all their other hangers-on do just fine and the shareholders get ripped off.
There are too many conflicts of interest.
It is all too easy for the managers to crash-dive the companies into the ground and then transition themselves into ownership positions at the shareholders expense as they restructure them out of bankruptcy.
Shareholders have woken up to this. Older ones have seem this sort of thing happen before, and they dont want to be part of it.
