well if gearing and depreciation have marginalised equity to this extent we should expect dramatic income decline,these are the issues governments in the developed world are endeavouring to avoid,because if household incomes decline as well we will be faced with massive relative inflation for goods.
but then why is it other reits with very similar gearing are moving up.
i believe all this is a response to a lack of both regulation and regulatory oversight,o/s hedge funds are doing all they can to get capital out of any vunerable market,a systemic attack that will provide an almost unprecedented opportunity for income or capital gain,given the methodolgy it is unlikely the downward trend is over,the only way to beat them is to buy and hold and in this climate that is a very disheartening approach.
ppl should be more realistic accounting standard losses are unrealised book value only,in the current market with continual downgrades we could be faced with the prospect of book values below replacement ,ironically this was the reason for past raids,barbarians at the gate.
academia should acknowledge human behaviour is by nature predatory and free markets indeed capitalism will not survive without regulatory intervention.
